Education with an HOA Lender & An HOA Project Manager - Webinar #7: September 20, 2022
Guests: Becky from CWD Group and Colleen from Northwest Bank talking about the condo loan process and the importance of focused project management specifically with your loan and assessment management. (Think 201 level course compared to what we have talked about before)
We have a special assessment coming, but we don’t know all the details yet. When am I obligated to break the news?
How should we plan to maintain after repairs are done? (new types of siding, roof, windows I’m not familiar with…)
We have a special assessment coming up. Can people pay in full up front to avoid interest?
Can you explain the process of pay applications with contractors and prepays? How does it affect interest on the loan?
We got a loan to do siding and roofs but it looks like we’re going to have a lot of extra money. Is it okay to use the money for that since it’s all for the community?
Does an HOA loan cause a lien to be filed on my unit? Am I able to refinance during this process? What happens at sale time if I still have a loan?
What if we fall behind on our dues but not the assessment? What if my neighbor doesn’t make their payments?
We had a special assessment a few months back and I’m pretty sure the management company is not keeping track of the money.
Understanding Reserve Studies vs Inspection, Assessment & Repair - Webinar #6: August 30, 2022
Guest: Garrett Halsey, Project Manager at Association Reserves. Garrett joined Association Reserves in 2019 and has collaborated on 400+ Reserve Studies, ranging from simple HOAs to complex buildings and communities.

Maintenance, Inspection & Damage Q&A - Webinar #5: July 28, 2022
Does new stucco need to be sealed? If yes, what product?
It seems like neither owner of my house ever cleaned the window track or the weeps. How do we unclog them?
We have a deck that the tenant is looking to get replaced. There is currently no drainage system. Can you help us decide what to replace it with?
What are home inspectors allowed to do? How can you make sure you find damage before buying a home?
I’d appreciate opinions on what to do with this failing siding on my 4 year old house. Builder won’t do anything.
We had an invasive inspection and our contractor didn’t invite our consultant. They found damage. Should we be concerned that our consultant missed this inspection?
I pressure washed vinyl siding on one side of my home and I am worried that I got water behind our siding. Is there any way for me to check behind the siding?
I am pretty sure there is construction defect on my building. What should I do to get my board involved, and can we bring it up with the contractor if our building is 8 years old?
How Your Reserve Study Savings Can Affect Your Condo Loan - Webinar #4: June 28, 2022
Guest: Jill Jones, a lender specializing in financing solutions to Homeowners and Condo Associations, who also happens to be a long-standing Board member at her own condo.
How much should we have in our reserves?
I had an inspection. It passed all the tests. A month later I found rot in my walls.
A lot of our community's owners wanted to sell as soon as they found out there would be construction repairs. Are they allowed to just up and leave?
Can lenders or building consultants help us fill out the Fannie Mae condo questionnaires?
My condo board sent a letter to all of the residents about the new Fannie document. Why are they asking me?
The Fannie Mae form asks if we have a funding plan for deferred maintenance. Does that have to be a plan that's approved by the homeowners?
Our inspector did find problems on our buildings, but is that going to prevent us from getting a loan?
Condo Home-Buying and New Loan Requirements - Webinar #3: May 31, 2022
Guests: Monica Kessler, Real Estate Broker at John L. Scott & Brandy Hekker Loan Originator at Caliber Home Loans
Discussing Form 17 Disclosures and the Fannie Mae Form 1076A/Freddie Mac Form 476A and how it will impact condo sales in 2022. There are some major changes to the condo selling process that Boards, managers, unit owners, real estate agents, and lenders should know about NOW.

Everything You Need to Know About the Repair Process - Webinar #2: April 26, 2022
Guest: Brian Johnson, Vice President, Remediation Team Leader at Charter Construction
My board is trying to plan the right time to make repairs to our roof and siding with a tight budget. We probably need new windows too, but I think we’ll holf off for now.
How do we work with a bid that is 6 months old? How do we control these problems during our 10-month long job? Should we wait for a “crash” to do the work?
If we’ve had a visual inspection and we know we need to completely re-side the building, why do we need an invasive investigation before we start the work?
I was wondering if by any chance you could give us a ballpark estimate w/ breakdown on fixing the issues you identified in your preliminary findings report.
Eleven years ago J2 did a consultation and it was indicated in the report to use only Pella windows and to remove part of the Stucco. I am curious if you still stand behind that decision or if your ideas have changed.
Should we let our residents install their own bathroom tile? What if they hire someone who does a bad job?
We are in the bidding phase for some repair work, and the contractors are all telling us different things. How should we vet them and how do we know if they can perform the work?
Bonus live Q&A at the end!
Solutions to the Most Commonly Asked Condo Board Questions - Webinar #1: March 29, 2022
My builder is telling me to paint over the cracks and holes in my stucco. I don’t know what to believe?
Can you explain RCW 64.55 and tell me what a “qualified” inspector’s duties would be?
We noticed some leaks coming from the unit above us. Is the Association responsible for the repair, and should I get my insurance involved just in case?
We have one Board member who refuses to spend money on any repairs or maintenance. Any advice?
We had a contractor excavate some dirt to finish our crawlspace, and we exposed some foundation footers. Any advice or feedback?
I bought a home that was supposed to be “move in ready” but we discovered tons of rot and mold. What kind of recourse do we have, if any?
I'm interested in purchasing a beautiful 1900 cottage, the foundation appears to be in decent condition, but there are obvious concerns. Can you take a look at the photos and let me know your thoughts?
